This private development in Upper Hutt was about maximising potential on a tight, complex site — and that’s exactly what Ruruku delivered.

Ruruku designed five separate dwellings across three buildings, achieving a smart balance of density, liveability, and buildability. With limited site access and significant constraints around service infrastructure, the project required close collaboration with planners and civil engineers to unlock a consentable solution.

Our in-house design team worked hard to respond to both the practical challenges and the developer’s commercial objectives — achieving clean, efficient layouts, clearly defined outdoor spaces, and a cohesive streetscape presence. Each unit was carefully designed for its footprint, optimising sunlight, flow, and privacy within the compact site.
